What is happening here in the film with the Canary Island of Tenerife?

In 2008, the expected development up to 2025 was modelled. It can be seen here in a video (1 MB). Which ‘ulcer’ is spreading further and further from the edges of the island? Since this tutorial focuses on land use change, the expansion of these red areas must also be linked to this.

Please compare the modelled development with the actual settlement pattern found on a current map.

Why are towns and villages on a remote island expected to expand so much? However, existing settlements are not doing so across the entire island, but particularly in certain regions, especially in the north-east and south of the island. What could be the reasons for this?
